Listing and Sales Summary – April 2013 – Colorado Springs Real Estate

I asked my wife a straightforward question, “Honey, how would you describe the April market?” She replied, “Don’t ask me that right now I am too busy to think.”

I simply looked at her and everyone in the office broke out in laughter.  I guess this is an example of what’s happening in the market.  Mix in low time interest rates on 15-year mortgages and people are taking advantage of the real estate opportunities, as the door is wide open for anyone to enter.

When looking at the Listing and Sales Summary of single family/patio homes for April 2013 (provided by the Pikes Peak REALTOR® Services Corp), this Selley Group Broker, Cherise Selley, would like to share a few thoughts to consider.

  • The numbers that grabbed me the most when perusing the listing and sales summary for April is the new listings posted for single family/patio homes.  Compared to last month there is 21.3% increase in new listings into the Colorado Springs Real Estate market.
  • Total active listings increased 10% from last month but are slightly lower than April 2012.  Currently, the total number of active listings is 3,377.  The low inventory continues to drive quick offers and in some cases, multiple offers.
  • Sales continue to surge as the numbers broke the 900 mark for the month of April, specifically 932.  While the sales showed continued gains, the average sales price slightly dipped 1.9% to $235,161.

Looking forward to answering my husband next month to describe the May market.  For now, I am wearing my jetpack to service my clients the best I can.
