Listing and Sales Summary – April 2012 – Colorado Springs Real Estate

When looking at the Listing and Sales Summary of single family/patio homes for April 2012 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.

First, when comparing the years of 2011 to 2012 thus far, the high point of homes for sale on the Colorado Springs Real Estate market occurred in May 2011 with 4,755 active listings. Since that time, there has been a sharp downward trend of marketable listings until January 2012, in which we had hit bottom with this trend and have seen a slow, but steady, uptick of homes for sale over the first quarter, giving our market a listing inventory of 3,397 as of April 2012.

Second, though our active listings are down 26.1% from April 2011, the Colorado Springs Real Estate market has seen a 2.6% increase in the actual sales price, and a 4.1% in the median sales price of listings.

Third, year-to-date of April comparisons between 2011 and 2012 reveal a rise in sales from 2,433 to 2,495. The numbers keep inching upwards, revealing that our market is being nourished by buyer activity on existing inventory.

Although some might speculate that the low listing inventory is due to very tight margins on the Sellers’ ability to sell their properties, this does not mean that all is bad news for the Seller who has been waiting to put his or her property on the market to sell.  The market is gaining value.  Many properties are receiving competing offers and actual sales prices are closer to asking prices. This is a great time to list your property, given the Seller has followed the principles of maintaining home value – such as upgrades, good upkeep, de-cluttered, well-kept lawn, etc.

Slowly but surely, home values are increasing, as far as our group of Colorado Springs Realtors have observed.
