Overall, I think your market sounds like it is in a good position.  While sales were off 12%, a positive is the increase in sale prices and the reduction of foreclosures.  I hope 2011 treats your market well!  Seems as if you may have hit the bottom and are coming out of it?

We're definitely on the uprise.  I wrote about this recently.  The decline in sales are not really indicative of the activity that's percolating, as well as how busy the full-time, high-producing agents are right now... g
